An Energy Performance Certificate (EPC) is a legal document that shows the current energy efficiency rating of a residential property in the UK. It is required whenever a property is sold or rented.
The EPC rates a property's energy efficiency on a scale from A (most efficient) to G (least efficient) . This rating helps prospective buyers and tenants understand how energy-efficient the building is, enabling them to make more informed decisions.
All EPCs are stored online in a central Government register and remain valid for 10 years . For rental properties, an EPC rating of at least E is legally required. Properties with an F or G rating cannot be legally rented out.
EPCs must be carried out by a qualified and accredited energy assessor. The assessor evaluates the property and issues the certificate based on the building’s construction, insulation, heating systems, and other key energy-related features.
